Assessing the Deal

Making sure there are no hidden traps and that the numbers work are our most important functions when advising you on the purchase of a real estate investment. Some of the things we’ll make sure of are:

• You are able to comfortably cover any shortfall between the loan repayments and the rental income.
• There is a healthy demand for rental properties in the area.
• The zoning laws allow you to undertake any repairs or alterations needed.
• Your loan allows you to lease the property
• That the area has a healthy history of growth
• The price is at or below the CMA (Current Market Appraisal) as assessed by a revue of comparable properties in the area.
