Yes, to actually create wealth from your real estate investments over the long term, you need to dream, to have a vision. Some might even say an inspired vision. But you also have to understand the market. Its cycles. Its seasons.
Hi, I’m Anne-Michelle Wand and I’ve been investing in property, managing real estate investment trusts (REIT’s) and supervising property development projects for over twenty years. And ninety percent of my projects have been very, very profitable.
The other ten percent? Well, they have lost a little or been break even propositions. That’s because the best strategies allow for the ups and downs of the economy. Good planning takes into account the cyclical nature of the real estate market. It’s why you must always be geared to hold and rent an investment property if conditions change. As the song says, "you’ve got to know when to hold ‘em." At times it’s a buyer’s market and at times the seller has the edge.
Right now it’s a buyer’s market, so it’s the right time to make that real estate investment. And my real estate investment trusts (REIT’s) are always structured to take advantage of prevailing market conditions.
Strategies for Real Estate Investment Trusts
Interestingly, a number of my most profitable real estate investments were made during a downturn. That’s when bargains abound and the rental sector is invariably stronger. And because some areas offer better opportunities than others, I investigate the entire United States for my real estate investment portfolio.
In a downturn, "buy, fix and rent" is usually a better strategy than the "fix and flip" mentality that has so dominated the market during the "boom" of the last five or six years. Another strategy I explore for my real estate investment trusts in "tough" times is to purpose-build commercial premises or look for larger, multi-family projects.
Investing in real estate just gives you so many options, including the international property market. I have been involved in projects in France, Panama, Mexico and Puerto Rico because they offered unique advantages. One current project in France for example, gives a 19.5 percent advantage to foreign investors and a guaranteed income from a lease-back contract.
